Initial Conversation
Timeline: 30 to 60 minutes
We start with a phone call or video call to understand your situation. What size annexe do you need? Who will live in it? What's your budget? We'll talk it through and give you honest answers about what's realistic.
What we'll discuss:

- • Studio, one-bedroom, or two-bedroom options
- • Approximate costs and timelines
- • Planning requirements for your area
Site Survey & Design
Timeline: 1 to 2 weeks
We visit your home for a free site survey. We'll measure the garden, check ground conditions, talk through your options, and give you a fixed-price quote. No obligation.
What we'll cover:
- • Measure your garden and assess ground conditions
- • Discuss positioning and orientation
- • Review design options and finishes
- • Provide a detailed, fixed-price quote
Planning & Permissions
Timeline: 8 to 12 weeks (if required)
We handle planning applications and building regulations on your behalf. Most of our annexes qualify under the Caravan Act, so planning permission isn't usually needed. If it is, we manage the whole process.
Two routes available:
- • Caravan Act: Faster route, no planning permission needed in most cases
- • Full Planning: Required for certain situations
- • We'll guide you on which route is best for your situation
Build & Delivery
Timeline: 10 to 25 working days on site
Your project manager keeps you updated throughout the build. If anything comes up, you'll hear about it straight away. Most builds take 10 to 25 working days on site.
What happens:
- • Prepare base and foundations
- • Assemble structure with WarmWall panels
- • Install electrics, plumbing, and heating
- • Fit kitchen and bathroom
- • Complete interior decoration
Moving In & Aftercare
Timeline: Day of completion
We hand over the keys, walk you through everything, and make sure you're happy. We check in after a few months, and the annexe comes with a 10-year structural guarantee.
You receive:
- • Full walkthrough and demonstration
- • All warranties and certifications
- • 10-year build guarantee
- • Ongoing aftercare support
